KOA owners range from retired civil servants to truck drivers to corporate executives to teachers to nurses to …. You name it, one of them probably owns a KOA campground.
If you’re like many owners, this will be your first exercise in business ownership, and there are a number of things you should think about as you move through the process of evaluating whether campground ownership is for you.
Successful KOA ownership and management typically comes with a “team” approach. The team can be a husband/wife or other couple, a partnership, siblings, children, etc. As you review these next sections, do it together and start building your team!
To purchase an existing KOA, you will need a minimum of $200,000 in readily available cash in order to be considered as a potential buyer. This amount will typically cover a down payment on the campground (20-30% of purchase price), a $7,500 Franchise Transfer Fee, and some additional contingency funds for closing costs, etc.
Because campground ownership is as much a lifestyle decision as a business decision, KOA is flexible in many of its requirements for franchisees. Neither previous campground experience, nor prior business ownership, are required for consideration.
